Are you a pet friendly Landlord?

Being a pet loving country, it's estimated that 44 % of households in the UK have pets.

Its widely known within the industry that many Landlords are against renting their property out to tenants that have a pet. And we can understand why it would be of concern. For some properties, pets will never be suitable, perhaps the property is too small for a dog or has no garden. If it is a room in a shared house or HMO, then the existing tenants might not want a pet-owner to move in.

However, considering renting to tenants with a pet can have potential benefits. Weighing up the pros and cons might just be worth it.

First of all, there is no harm in considering pets, you do not have to commit to anything. When a potential tenant applies for a property, we put all offers to you that may be worth consideration. We of course leave the final decision to you.

We also take all of the features the property has in to consideration. Maybe only a small pet would be appropriate for the type of property. We would never put an unrealistic option forward.

SO WHATS THE BENEFITS?

It’s worth bearing in mind that pet-friendly landlords can usually demand more rent. Having this option gives landlords some peace of mind, knowing that any potential damage can be factored in. Of course the deposit is also held and can be used for any damages that may have been caused. Also considering allowing pets opens up to a wider audience, so it becomes a lot easier to find tenants, which can help minimise vacant periods. And because it’s so hard for renters to find pet-friendly properties, allowing them to keep pets will mean your tenants are more likely to be long term tenants. 

TAKING PRECAUTIONS 

If you do decide to proceed with a tenant that has a pet, it is vital that you have a thorough inventory.
