Eviction notices – Are you up to date with the guidelines?


As a landlord, unfortunately there may be some instances where you will need to serve notice on a tenant, which can be a daunting and stressful process with different types of notices to serve and varying timeframes to allow for each.

What is an eviction notice?

An eviction notice, or a notice to quit, is served by a landlord when they want to terminate a rental agreement with the tenant(s).

In many instances, once a notice is served the tenant will vacate within the time frame given and no further action is required, however this is not always the case and sometimes legal proceedings are necessary.

What are the most common reasons to serve notice?

The most common reasons to serve notice on a tenant are:

  • The landlord needs the property back either to sell or to live in themselves.

  • The tenant(s) has fallen behind on rent payments.

  • The tenancy agreement has been breached.

What does this mean for you?

Notices can be served for a number of reasons, but any notices served must follow the correct legislation with the right wording or risk not being granted possession by a court. The relevant evidence and documentation must also be provided on request which can include valid safety certificates for the property and information regarding deposit registration.

How can we help?
