Carbon Monoxide Alarm Regulations – Are You Up-To-Date?
New regulations have been drafted to state that all rental properties in England must provide a carbon monoxide alarm where there is a fixed combustion appliance from October 2022.
What does this mean for landlords?
Previous regulations set out in 2015 stated that for rental properties there must be a working smoke alarm on each level of the property, but carbon monoxide alarms were only essential in properties with a solid fuel combustion appliance.
New regulations drafted, once approved will mean that any rental property with a gas combustion appliance such as gas heaters and boilers will also now be required to have a carbon monoxide alarm as well as the required smoke alarms as set out in 2015. The new regulation does not include gas cookers but will mean that any room containing a gas combustion appliance will be required to also have a carbon monoxide alarm in place.
The amended rules also include a requirement for landlords to repair or replace any smoke or carbon monoxide alarms not found to be in proper working order.
